PRE-PURCHASE HOME INSPECTIONS
An opportunity for a BUYER to identify any major issues with a home prior the closing. A home inspection is an examination of a property’s safety and current condition. The
home inspection will assess the condition of the roof, exterior, structure, heating and cooling systems, plumbing, electrical, insulation and
the interior.
PRE LISTING HOME
INSPECTIONS
Focus’ on proper functions of all major systems and components of a house. It’s a full inspection for the SELLER to better understand the condition of their home prior to the buyer’s inspection.
ABESTOS TESTING
Up until the mid 1970s asbestos was a very common component in building materials.
Samples from a variety of building materials can be taken and sent off for evaluation and analysis. A report will then be supplied to the customer for their record.
UFFI (UREA FORMALDEHYDE FOAM INSULATION) AIR TESTING
UFFI was a common wall insulation used in the early 1970’s. Some lending facilities
require a UFFI air Test.
MOULD
TESTING
With heat and moisture, the potential for mould growth increases greatly. Part of our inspection is to look for signs of mould. If necessary, mould tests can be completed and a report given to a customer. Additionally, recommendations can be made for remedial measures and ways of reducing moisture in the home.
RADON TESTING
Radon is a naturally occurring gas that can enter the home from the ground. A simple
test can be performed to determine if any radon is present. If present, there are some straightforward and effective ways to combat the problem.
ECOENERGY
AUDITS
A full energy audit with a blower door test will determine how energy efficient your home is and pinpoints where energy is being lost. This will allow you to evaluate what measures can be taken to make your home more energy efficient.
AIR TIGHTNESS
TESTING
An air tightness test tells you how “leaky” the home envelope is. Using a “blower door” it can be determined which areas of the home are leaking air and need to be addressed. The air tightness test can be performed on its own, without the high cost of a full Energy Audit.
